You will see differing views and statistics concerning the Real Estate market in Alabama, depending on which area you are researching.
In Birmingham for instance, the latest statistics for June, showed a slight increase in houses being sold. This is according to realtors who keep track of sales trends across the State. While in May, the sale of homes in the Birmingham area was down from the month before, it was noted that sales in June rose a little more then eight percent. Also noted was the value of the houses being sold, were up by nearly twelve percent. There are fewer houses listed in this area of the State now, then in months past.
The average price for a home in the Birmingham area is down, but only slightly. In total, the Real Estate in this area suffered in the first six months of the year, as did most States in the U.S.
For Montgomery County, the sale of homes rose , up slightly from the month of May. It seems that many consumers are taking advantage of the $8,000 Tax Credit for new home owners. The average home in Alabama is being sold for approximately $200,000, but the market for smaller, less expensive, older homes is seeing an upward trend.
In the the Huntsville area the average house is listed on the market for approximately ninety to one hundred and twenty days. There are more people buying homes, then there are those placing their houses on the market for sale. In this area, the market trend is increasing, and houses are selling for about $175,00. Compared to last year at the same time, this figure is up about 0.5%.
One example of the type of house that tends to be selling more quickly, is one located in the Montgomery area. This house is typical of what seems to be the most popular choice right now. The house is listed for the price of one hundred twenty nine thousand dollars. It is a single family property, with two and a half baths, a laundry room, central heat and air, is made of brick with a slab foundation and is almost 1,400 square feet. This house is located in a cul-de-sac, low crime area, has a fireplace and three bedrooms.
The variance in the Birmingham area versus the Montgomery area, seems to be that you can get a little more for your money in Montgomery. Similar to the house above, and priced at approximately $86,000, is a home that offers a bit more more square footage, is two story, nearly the same age, has hardwood floors, is in a low crime area, has three bedrooms, two and a half baths, a two car garage, central heat and air, and sit's on almost a half an acre of ground.
